• Property Listings: Sellers can list properties for sale or rent with detailed information, photos, and pricing
• Property Search: Buyers can search and filter properties based on location, price, type, and amenities
• User Account Management: Secure account creation and profile management for all users
• Broker Services: Professional broker registration, assignment, and management services
• Communication Tools: Messaging and inquiry systems between buyers, sellers, and brokers
• Property Management: Tools for sellers to manage their property listings and status
• Favorites System: Save and organize favorite properties for buyers

We reserve the right to modify, suspend, or discontinue any aspect of the Service at any time without prior notice.

To use certain features of our service, you must register for an account. You agree to:

• Provide accurate, current, and complete information during registration
• Maintain and promptly update your account information to keep it accurate
• Maintain the security of your password and account credentials
• Accept responsibility for all activities that occur under your account
• Notify us immediately of any unauthorized use of your account or any security breach
• Use only one account per person (multiple accounts are prohibited)
• Be at least 18 years old to create an account

Property owners and brokers are solely responsible for the accuracy, completeness, and legality of their property listings. You agree that:

• All property information, including prices, descriptions, and images, must be accurate and truthful
• You have the legal right to list the property (ownership or authorized representation)
• Property images must accurately represent the actual property
• You will update listings promptly when property status changes (sold, rented, etc.)
• You will not list properties that are illegal, fraudulent, or violate any laws

We reserve the right to review, edit, remove, or reject any property listing that violates our terms, contains inaccurate information, or is otherwise inappropriate. We are not responsible for verifying the accuracy of property listings or the legitimacy of transactions.

You may not use our service:

• For any unlawful purpose or to solicit others to perform unlawful acts
• To violate any international, federal, provincial, state, or local regulations, rules, laws, or ordinances
• To infringe upon or violate our intellectual property rights or the intellectual property rights of others
• To harass, abuse, insult, harm, defame, slander, disparage, intimidate, or discriminate against any individual or group
• To submit false, misleading, or fraudulent information
• To upload or transmit viruses, malware, or any other type of malicious code
• To collect or track personal information of other users without their consent
• To spam, phish, pharm, pretext, spider, crawl, or scrape
• For any obscene or immoral purpose
• To interfere with or circumvent the security features of the Service

By submitting content, you grant us a worldwide, non-exclusive, royalty-free license to use, reproduce, modify, adapt, publish, translate, and distribute such content for the purpose of operating and promoting the Service.

You may not reproduce, distribute, modify, create derivative works of, publicly display, publicly perform, republish, download, store, or transmit any of the material on our Service without our prior written consent.

Service Disclaimer: The Service is provided on an "as is" and "as available" basis. We make no warranties, expressed or implied, and hereby disclaim all warranties including, without limitation, implied warranties of merchantability, fitness for a particular purpose, or non-infringement.

Property Information: We do not verify the accuracy, completeness, or legality of property listings. We are not responsible for any misrepresentations, errors, or omissions in property information. Users are solely responsible for verifying property details before making any decisions.

Limitation of Liability: In no event shall Elgiriya Corporation, nor its directors, employees, partners, agents, suppliers, or affiliates, be liable for any indirect, incidental, special, consequential, or punitive damages, including without limitation, loss of profits, data, use, goodwill, or other intangible losses, resulting from:

• Your use or inability to use the Service
• Any conduct or content of third parties on the Service
• Any unauthorized access to or use of our servers and/or any personal information stored therein
• Any interruption or cessation of transmission to or from the Service
• Any bugs, viruses, trojan horses, or the like that may be transmitted through the Service

You agree to defend, indemnify, and hold harmless Elgiriya Corporation and its officers, directors, employees, and agents from and against any claims, liabilities, damages, losses, and expenses, including without limitation, reasonable attorney's fees and costs, arising out of or in any way connected with:

• Your access to or use of the Service
• Your violation of these Terms of Service
• Your violation of any third-party right, including any intellectual property or privacy right
• Any content you submit, post, or transmit through the Service

We may terminate or suspend your account and bar access to the Service immediately, without prior notice or liability, under our sole discretion, for any reason whatsoever and without limitation, including but not limited to a breach of these Terms.

Upon termination, your right to use the Service will immediately cease. If you wish to terminate your account, you may simply discontinue using the Service or contact us to delete your account.

All provisions of these Terms which by their nature should survive termination shall survive termination, including, without limitation, ownership provisions, warranty disclaimers, indemnity, and limitations of liability.

These Terms shall be governed by and construed in accordance with the laws of Sri Lanka, without regard to its conflict of law provisions. Any disputes arising from these Terms or your use of the Service shall be subject to the exclusive jurisdiction of the courts of Sri Lanka.

If any provision of these Terms is found to be unenforceable or invalid, that provision shall be limited or eliminated to the minimum extent necessary, and the remaining provisions shall remain in full force and effect.

We reserve the right, at our sole discretion, to modify or replace these Terms at any time. If a revision is material, we will provide at least 30 days notice prior to any new terms taking effect. What constitutes a material change will be determined at our sole discretion.

By continuing to access or use our Service after those revisions become effective, you agree to be bound by the revised terms. If you do not agree to the new terms, please stop using the Service.
